For sheer variety of locales, cultures and foods, Penang is hard to beat. In it's capital Georgetown, modern skyscrapers rise from one of Southeast Asia's largest collections of intact prewar buildings. Manufacturers of sophisticated electronic goods compete for space with wet markets and old temples. Where else can you find a century-old church, a Chinese temple, an Indian temple, and a Muslim mosque all within a five-minute walk from one another? Likewise, tall urban structures stand beside the red-tiled roofs of Chinatown and "Little India" is just across the road, while the Malay kampungs lie on the outskirts.

WHAT DO WE OFFER?

The majority of foreign home owners here in Penang were not buying property to live here full time, they just wanted a second home or holiday home. The main worry with owning another home is leaving it empty and unattended.

We all worry about our property being secure, but what about smaller worries like; are all electrical items switched off and is the freezer still working, are your plants watered, are there any leakages in the water pipe, is the house properly ventilated and many other smaller things that would add to the worries like monthly settlement of your utility bills, service maintenance fee, council tax and etc. Therefore, if you are living abroad or are only able to visit your home infrequently since most of the time you are not here, you would not want to keep worrying if the property is safe, secured, watertight and not damp.

Thus, you will preferably need someone local to act as caretaker for your home especially during your absent. However, selecting a trustworthy and reliable caretaker may pose a challenge. You will need a responsible caretaker that will treat your home as theirs but without abusing it.

To put your mind at rest, we have introduced a service whereby we will carry out bi-weekly inspections of unoccupied property, organise any works required and arrange payment of bills. Effectively, we act as "stand in owner" ensuring that the property is maintained as you would and bills are paid on time.

We are not a big company, but because of this we can offer a far superior service. We do not have a preset caretaking packages for you to chose from, we will have a good chat and discuss exactly what you need for your property. We can visit your property at regular intervals just to make sure your property is still secure, we will assist in settling your monthly bills, we will keep your property clean and dust free and we can even make sure there is milk in the fridge ready for your arrival back into the country. If you like, we can even collect you from the airport and drop you safely at your door and likewise, during your departure.

We do not advertise any prices as we do not have any fixed services. We like to tailor our service to the individual client so that you only receive the services and help that you need.

Our aim is to take the hassle out of owning a holiday home in Penang, whether we maintain your property while you are away, or simply help you and your guests while you are here.

EXTERNAL INSPECTION ITEMS

• Visual check for damage or blockage to gutters and downpipes
• Security checks for doors, windows and shutters
• Clear drains and gullies
• Grass cutting, water your plants and maintain the garden
• Visual check of roof for slipped slates, damaged flashings
• Visual check of glass and frames for damage
• Visual check of main walls for faulty rendering, pointing, cracking or bowing, and water damage
• Visual check of barge boards and supports
• Check doors and locks for proper operation
• Visual check of compound and drive

INTERNAL INSPECTION ITEMS

• Visual check of walls, ceilings and floor to identify water ingress and pipe leaks
• Check windows secured
• House cleaning including dusting, vacuuming, window washing and air your house
• Set and check timed lights/alarms, floodlights
• Check air-conditioning system
• Check for leaks and damp
• Flush down toilets, rinse down basins, bath, sink, disinfect as appropriate
• Visual check for vermin

ADDITIONAL ITEMS

• Provide transfer for your arrival and return and assist with your luggage
• Regular warming up of your car and send it for scheduled maintenance at your preferred workshop
• Collect and keep your mails safely or even forward them to you if you wish
• Clean, prepare and run your swimming pool, if any
• Allow access to tradesmen as per your instruction. We can also inspect the work and report back to you weekly with photos, liaise with the builders and make sure that work is proceeding according to your wishes
• Conduct minor repair if necessary. However, for anything more serious, we will contact you immediately and provide you with photo evidence
• Liaise with the Management Company on issues that require their assistance
• We can arrange the payment of periodic bills for water, gas, electricity and pay Council Tax and insurance premiums if and when the owners have put us in funds
• Assist you in liasing with the local authorities if and whenever required
• We can even do marketing for your groceries prior to your arrival if you provide us with your wish list and stock them up nicely in your fridge/freezer
• Provide you with advise on any matters regarding living in Penang, travelling to places of interest within Malaysia, shopping, food, laundry, postal and courier service, currency exchange, insurance,banking, medical and etc.

DEPOSIT POLICY

Things happen unexpectedly and at times, it may require immediate attention and the need to be able to act quickly to carry out emergency repairs to prevent any further damage. To give us this capability, we need to have sufficient funds to enable us to instruct contractors in the knowledge that we are able to pay them on your behalf and of course, upon consulting you first for approval.

An agreed sum would be held in our Clients' Account against any such authorised expenditure. We will provide monthly statements and expect the owner to maintain an agreed level of balance with us. This fund would solely be used for payment of monthly utility bills, building service maintenance fee to the Management Company and any repair works if required. The balance of the deposit after offsetting the authorised expenditures incurred shall be returned to you after the expiration of our contract.

OUR FEES

As we have mentioned, we do not have a preset caretaking packages because we would prefer to discuss with you and tailor our service to meet your need. Therefore, we are not able to quote you with our fees without knowing what you need. We are flexible and open for any suggestion.
